Options to Avoid Foreclosure
Foreclosures are never in the best interest of the home owners and therefore should be stopped. But stopping a foreclosure can be tedious which is why borrowers are advised to inform their lenders before the issuance of a Notice of Default. The lenders do provide time for the reinstatement of loan. They give the borrower some time to pay the cost of filing the home foreclosure and try to stop it. However, if the lenders refuse to co-operate, the borrowers can consider the following options:
The borrowers can sell their home to stop a foreclosure. They can hire an experienced real estate agent to get the current market value of their home. An efficient service broker may help strike a good deal within a reasonable time frame.
A short sale can be a good option if the value of the borrower’s home has declined due to new existing market rates and trends. Short sales can only happen when the seller agrees on accepting less than the amount owed against the home. It affects credit but is not considered a better option to foreclosure. The borrowers need the co-operation of their lenders on a short sale which is entitled pre-foreclosure redeemed.
The borrowers can also escape the embarrassment of home foreclosure by signing a deed-in-lieu of foreclosure. In this way they deed the home back to the lender. The deed-in-lieu also affects the credit in the same manner as a foreclosure. However, it results in the lender forgiving the mortgage and canceling the foreclosure action. The homeowners are given time to arrange for another accommodation after the deed.
